One of the most common questions we hear from Knoxville homeowners is whether their insurance will pay for a new roof. The answer depends on why your roof needs replacing. Here’s a straightforward explanation of how homeowner’s insurance applies to roof replacement in Tennessee.
What Homeowner’s Insurance Typically Covers
Standard homeowner’s insurance policies in Tennessee cover roof damage caused by sudden, accidental events. These covered “perils” typically include:
- Hail damage — the most common cause of insurance-covered roof replacement in East Tennessee
- Wind damage — including straight-line winds, microbursts, and tornadoes
- Falling objects — tree branches and other debris that strike your roof
- Fire and lightning
- Weight of ice or snow — though less common in Knoxville than in northern states
If your roof needs replacement because of any of these causes, your homeowner’s insurance should cover the cost minus your deductible.
What Insurance Does NOT Cover
Insurance is not a maintenance plan. Your policy will generally not cover:
- Normal wear and aging — a roof that simply wore out over 20-30 years is considered maintenance, not a covered loss
- Neglected maintenance — damage that resulted from failing to maintain your roof (clogged gutters causing backup damage, unaddressed minor leaks that became major problems)
- Cosmetic damage — some policies, particularly newer ones with actual cash value provisions, may exclude damage that affects appearance but not function
- Pre-existing damage — damage that existed before your policy took effect
- Flood damage — requires separate flood insurance
Replacement Cost vs. Actual Cash Value
This is one of the most important distinctions in your policy, and many homeowners don’t understand it until they file a claim:
Replacement Cost Value (RCV)
An RCV policy pays to replace your roof with new materials of similar kind and quality, minus your deductible. This is the better type of coverage and what most standard policies provide. The insurance company typically pays in two installments: an initial payment (the actual cash value) and a second payment (the recoverable depreciation) after repairs are completed.
Actual Cash Value (ACV)
An ACV policy pays the depreciated value of your roof at the time of damage. If your 20-year-old roof with a 30-year expected life is damaged, an ACV policy might pay only a third of the replacement cost (because the roof had used two-thirds of its expected life). This can leave homeowners with a significant gap between the insurance payout and the actual cost of a new roof.
Check your policy declarations page to see which type of coverage you have. If you have ACV coverage on an aging roof, you may want to discuss upgrading to RCV with your insurance agent before you need to file a claim.
The Insurance Claims Process for Roof Replacement
Here’s how a typical roof replacement insurance claim works in Tennessee:
- Damage occurs — a storm, hail event, fallen tree, or other covered peril damages your roof.
- You document and report — take photos, contact your insurer, and file a claim.
- Professional inspection — a roofing contractor inspects the damage and provides a detailed assessment. At A.T.C. Contractors, this inspection is free.
- Adjuster inspection — your insurance company sends an adjuster to evaluate the damage. Having your contractor present during this inspection helps ensure all damage is identified.
- Claim determination — your insurer issues a scope of work and payment amount.
- Supplement if needed — if the initial determination misses damage or underestimates costs, your contractor files a supplement with additional documentation. This is common and normal.
- Initial payment — your insurer issues the first check (ACV amount minus your deductible).
- Roof replacement — work is completed by your chosen contractor.
- Final payment — after completion, your insurer releases the recoverable depreciation (the second payment), bringing the total to the full replacement cost minus your deductible.
Your Deductible
Your deductible is the amount you pay out of pocket before insurance kicks in. In Tennessee, deductibles for wind and hail damage vary by policy:
- Fixed dollar deductibles: $500, $1,000, $2,500, or $5,000 are common
- Percentage deductibles: Some policies have a 1-2% wind/hail deductible based on your home’s insured value. For a home insured at $300,000, a 2% deductible would be $6,000.
Check your policy to understand your deductible before you need to file a claim. If you have a percentage deductible, the out-of-pocket amount may be higher than you expect.
Tips for a Successful Roof Insurance Claim
File Promptly
Don’t wait months to file a claim. Evidence deteriorates, and insurance companies can question delays. File within days of discovering damage.
Don’t Make Permanent Repairs First
Temporary measures to prevent further damage (tarps, buckets) are expected and encouraged. But don’t have the roof permanently repaired or replaced before the adjuster inspects it. You need the adjuster to see the actual damage.
Choose Your Contractor Carefully
You have the right to choose your own contractor — your insurance company cannot require you to use a specific company. Choose a local, licensed, insured contractor with experience handling insurance claims. Storm chasers who appear after every storm are often the worst choice for insurance work.
Understand Supplements Are Normal
Initial adjuster assessments frequently miss items or underestimate scope. A supplement — additional documentation submitted to your insurer requesting coverage for missed items — is a normal, legitimate part of the process. Experienced contractors file them routinely.
Keep Everything in Writing
Document every conversation with your insurance company. Save every email, letter, and estimate. This paper trail protects you if there’s ever a dispute about what was agreed to.
