Our inspections are thorough. We check every component of your roofing system, not just the shingles:

Exterior Inspection

• Shingles and roofing material — checking for missing, cracked, curling, or deteriorating shingles, granule loss, and overall wear
• Flashing — inspecting metal flashing around chimneys, skylights, walls, and roof-to-wall transitions for rust, separation, or failed sealant
• Valleys — examining where two roof planes meet, a common leak point
• Ridge caps and hip shingles — checking the capping along ridges and hips for secure attachment and seal integrity
• Pipe boots and penetrations — inspecting rubber boots around plumbing vents and other roof penetrations for cracking or deterioration
• Gutters and drip edge — checking for proper attachment, granule accumulation, and water flow
• Ventilation — evaluating ridge vents, box vents, turbines, and soffit intake to ensure adequate airflow

Interior Inspection (When Accessible)

• Attic space — looking for daylight through the decking, water stains, mold, and signs of active or past leaks
• Insulation condition — checking for wet, compressed, or displaced insulation that indicates water intrusion
• Ventilation adequacy — assessing whether your attic has sufficient airflow to prevent moisture buildup and ice dams

Documentation and Report

After the inspection, we provide you with a clear, written report that includes photographs of any issues found, our assessment of your roof’s remaining useful life, and our recommendations. If repairs or replacement are needed, we’ll provide a detailed estimate. If your roof is in good shape, we’ll tell you that too.
